Bathroom Ventilation – It’s a Healthy Decision

If your bathroom has mold, mildew, deteriorated plumbing fixtures, peeling paint, failing drywall/framing or cabinetry and doors that are warped you could benefit from the installation of a ventilation exhaust fan.ventilation_install

Exhaust fans that are connected to the duct work help the flow of air. Good air flow means less moisture and condensation. If your duct isn’t connected to an exhaust fan in the bathroom(s), the moisture in the air is sucked into the attic or crawl space and redistributed through your home causing mold to form.

A lot of condensation and moisture in the bathroom could be due to a damaged exhaust vent. Like, for example, when an exhaust fan is disconnected from the duct work or when there is no roof cap. If there is no roof cap to release the moisture in the air, then all of the moisture is being released in the attic. In other words, exhaust fans must be connected to a duct that is connected to a roof cap.

Benefits of an Exhaust Fan

  • Improved indoor air quality – fans provide an environmentally friendly space which will lessen the chance of family health problems and make a fresher smelling bathroom. Many factors create a bad air environment such as: pets, smoking, mildew, mold, dust mites, viruses and bacteria, cleaning materials and beauty spray products. If the air inside becomes stale due to infrequent circulation then it may become hazardous for human health; it may turn into a breeding ground for bacteria.
  • Reduce future maintenance and remodeling expenses – there can be a large cost to ignoring the harmful effects of too much humidity in a bathroom; mold, mildew and deterioration of walls, doors, ceilings, fixtures and cabinetry. Decreased longevity factors of bathroom components such as wooden doors and wall paintings and expanded wooden doors making it hard to properly close the bathroom door. That mold and mildew can also begin to degrade the structural integrity of your home.
  • Help to keep mirrors from fogging up –a vent fan will dramatically lessen this problem.
  • Improved decor: modern ventilation fans have been designed to look good and be good quality at reasonable prices.

Benefits of new windows and doors

Few home improvements are as rewarding as replacing your windows and front door, which can yield a variety of benefits; lowered utility bills, better soundproofing and greater curb appeal.

Entry door replacements can recoup anywhere from 63-135% of the cost upon resale. Window replacement can recoup 73-77% of the cost when sold, according to Remodeling Magazine.

Replacement Windows

There are obvious reasons to replace windows such as rotting frames or broken /fogged glass. But there are other reasons for replacement that might not be as readily apparent; single-pane glass windows, which are present in most homes builReplacement windowst before the mid-90’s, are hugely energy inefficient and allow heating and cooling dollars to fly out the window and noise to cascade in.

Replacing standard windows with energy efficient windows and doors that meet the U.S. Environmental Protection Agency/U.S. Department of Energy’s Energy Star program lowers energy bills by 7-15%, according to

Several options are available to choose from when replacing windows. And, if money is a concern and your window frame is in good shape, just replacing single pane window sashes with double pane sashes can save a lot of money.

Front Doors

For those of you homeowners who are looking for a quick, inexpensive, dramatic home makeover we recommend changing your front door.Rayn Properties Architectural Images

A nice decorative glass front door or new hardware can go far. Wrought iron details can also make an enormous difference if you want your front entry to stand apart from the rest.

Replacing standard 36” wide doors with double doors is a current trend that lends grandeur to the front entry way. Solid wood and fiberglass doors that have the look of real wood are the most popular options. Steel doors are on the way out because of their industrial look and their tendency to dent and show imperfections.

Whether for cosmetic reasons or increased energy efficiency you can’t lose money when you replace or refresh your windows and doors. Call Advanced Property Contractors LLC today to schedule your window and door appointment!

Outdoor Custom Sheds

Outdoor storage sheds make an excellent place to stash all that stuff that’s preventing you from parking your car in your garage; a practical solution for storing lawnmowers, lumber, bicycles, gardening tools, ladders, and all the stuff we otherwise cram into the garage or pile up outside. You can even choose to hook up running water and electricity to make it a summer escape!

Here’s what you should know before you start building:

  • Most towns require you to apply for and receive a building permit before starting construction.
  • Selecting the right site is an important first step as excess moisture can rot wood, rust hinges, blister paint, and promote the growth of mold and mildew. The ideal building site should be relatively level, dry, and easily accessible.
  • Proper materials are key to creating a sound foundation:
  • Untreated construction lumber may cost less, but in time it’ll rot. Another way to prevent water from rotting your shed is to build it at least 6 inches above the ground so fresh air can circulate underneath.
  • Two entrances can make it easier to reach items that might be in the back once your shed is full.

Some parts of shed-building are simply too time-consuming and exhausting to do yourself; clearing rocks, trees, and thick underbrush, leveling an uneven building site, or digging postholes, for example. Springtime is the Best Time to Paint Your Home’s Exterior!

The most durable, toughest, most protective finish of exterior latex paint is achieved when the weather isn’t too hot or too cold.

Winter is tough on your home’s exterior as moisture wreaks havoc on exterior paint; snow, ice, frost, rain, and high humidity all negatively affect the paint by causing it to swell and soften. This will eventually lead to cracking, blistering, flaking, and peeling. Moisture conditions also support the growth of mildew.

Exterior House PaintingAs winter months pass and we approach warmer weather you may notice paint begin to crack and flake off as fluctuations in temperature can cause surfaces to contract and expand.

A fresh coat of paint can boost your home’s curb appeal and help protect it from the elements. Even touching up the trim and shutters on your home can ultimately increase its value. One study revealed that the most popular colors for homes are neutrals and that bold shades are welcome, as long as they are used as accents.

Decks and Patios: Pros and Cons of Each

Are you in need of some outdoor space? Add a patio or deck to increase square footage and offer an area to gather with friends & family, grill out, and relax under the sun (or stars).

What’s the Difference?

PatioA patio refers to an outdoor space placed directly on the ground.  Foundation choices include concrete bases, stone, tile, pavers, brick or other materials and features can include fire pits, built in barbecues, and sitting areas, making them the perfect relaxation or socialization space.

Decks are typically constructed of wood or vinyl, are not placed directly on the ground, and some type of support system holds up the addition. Typically enclosed with some type of railing, decks offer an excellent view of your surroundings.

Which Is Best For Your Needs?

Aside from cost, how you plan to use your outdoor space is important in this decision: if you wish to landscape a space separate from your main house or complement an in-ground pool, for example, a patio area in which to gather, cook out, or relax may be the perfect choice.

If spotlighting a view is your main goal, or your yard is not level or is built on a hill, you might opt for a deck.  Deck

Patios are usually less expensive than decks. The cost of the project will depend upon a variety of factors including material, location and size of the addition, and features.

Return on Investment (ROI)?

Renovations done to the outside of the home, such as decks and patios, offer a good ROI because most homeowners want an outdoor living space.

The average return on investment for a new deck addition runs around 75%; on a patio, HouseLogic notes the ROI averages somewhere between 30-60%.

Whichever way you choose to go, both decks and patios offer a positive ROI and unlimited possibilities for entertaining, socializing, or simply relaxing in an outdoor space.

There are many styles and options: from simple glass framing to copper and glass roofs, unique rooflines and detailed architectural accents. We can build your room to uniquely suit your home’s design and it can serve as an extra room for relaxing, a study-like retreat, pool house, winter garden, plant sanctuary or a greenery-filled dining room for parties or other special occasions.
